Sunley Gardens, Godmersham
English Rural Housing Association
This local affordable housing development comprises seven houses and one bungalow in Godmersham, Kent. The project is the result of a successful partnership between English Rural Housing Association, Ashford Borough Council and Godmersham & Crundale Parish Councils. The land was provided by the Sunley Family, and the development demonstrates what can be achieved through a strategic partnership between a local authority and housing association with financial backing from government.
Not only was the site located outside of the urban confines, but it was situated within the Kent Downs Area of Outstanding Natural Beauty. Thus a scheme of special justification and quality was required.
All the homes are occupied by people who have a local connection to either Godmersham or Crundale. A legal planning agreement ensures the homes can never be sold on the open market and only be occupied by local people in perpetuity.
As Betteridge & Milsom provided Employer’s Agent and CDM-C Services for this project, we had to consider a number of challenges, including that the site is situated next to the main Canterbury-Ashford train line, requiring careful planning and liaison with Network Rail.
