The historic city of Canterbury welcomes 620,000 overnight visitors a year* and is an internationally renowned visitor location. Premier Inn did not have a presence in the city and this development provided 120 guest bedrooms in a prominent street corner location, a walking distance from the city centre.

As Employer’s Agent, working for the developer, we worked closely with the Premier Inn’s team to ensure that a scheme was delivered on schedule, on budget and providing the level of quality required to be achieved.

This scheme was designed to – and achieved – a BREEAM Very Good rating. The design of the scheme maximised the site capacity, and also encompassed a number of street level retail units, which have all been let.

The building is a welcoming addition to Canterbury’s skyline and has added to the overall redevelopment of the area.  We were delighted that the scheme has been so successful and the hotel has been awarded a Certificate of Excellence by TripAdvisor, echoing how good the scheme has been. *2009 statistics

Challenges.

The scheme is built adjacent one of the major roads into the heart of the city and therefore the logistics of the build process needed to be considered carefully. This included discussing with the planners and designer’s potential options for construction, to minimise disruption during the build.

The site was surrounded by land owned by other parties, including the main Canterbury College, and therefore party wall agreements were required, prior to works commencing.

The scheme achieved BREEAM Very Good accreditation and this was accomplished by careful planning at design stage, to ensure that suitable credits were given.

Innovation.

Throughout the project, two of the key driving factors were timescale and buildability. Therefore, through exploration with the design team, we chose the solution of bathroom pods, and a metal frame/panel system for the external wall structure.

We then worked closely with the contractor to find the most suitable supplier to achieve the requirement, being mindful of quality and cost drives. The final selection of the products allowed the project team to provide the final building product as desired by the client.
